Virtual Tour Preparation

Getting setup and ready for your interactive virtual tour is very important when marketing properties online.  Remember, you want to create an environment that will allow future homebuyers to easily visualize living there.  First impressions are everything, and our goal is to help your property outshine the competition. Here are some tips to look your best and to help get our photography completed on time: 

Virtual Tour Preparedness Suggestions:


▪   Spruce up your garden and lawn; trim shrubbery if necessary.

▪   Yard and patio should be neat; outdoor furniture should be in good shape.

▪   Mow the lawn; make sure the driveway & entryway are free of clutter.

▪   Put away all toys and pick up large tree branches; move cars out of sight either onto the street well away from the driveway or in the garage (unless an empty garage is one of the scenes being featured).


Living Areas:

▪   Remove clutter and tidy up the shelves.

▪   Move excess furniture out of rooms. You want the space clean, open, and clutter-free (dog crates, tray tables, etc.).

▪   Replace burnt out light bulbs (the photographer will need light in most rooms).

▪   Vacuum; clean the windows and surfaces.



▪   Clean off kitchen counters; remove any clutter.

▪   Refrigerators should be free from pictures, etc.

▪   Make sure dirty/clean dishes are out of the sink & put away.



▪   Put essential items used daily in a small box that can be stored away.

▪   Close toilet lid and empty the garbage.

▪   Clear counters; clean mirrors & glass surfaces.

▪   Hang towels neatly from towel bar.



▪   Check the basics around the house (indoors & out).  It takes just a minute to make sure the house is clutter-free and all is in order.

▪   Turn on as many lights as you can when the photographer arrives.

▪   Turn off televisions and ceiling fans.

▪   Conceal cords. This does not mean unplug lights. Lighting is important. Simply conceal “spaghettis” of computer/router/power cords, etc.

▪   Valuables not included in the sale of the home should be out of view.

▪   Conceal pet food bowls, litter boxes, and pet toys.


Water's Edge Virtual Tour photographers will make sure your property looks amazing online, but they do not clean or stage homes.  The photographer cannot move furniture, clean, dust, move garbage or belongings, or pick up and/or move clutter (toys, dirty dishes, dog toys, etc.).  The home must be ready for the photographer when he/she arrives.  Upon arrival our photographers can wait no longer than 10 minutes for additional home preparations.  If a wait longer than this occurs, your virtual tour will be rescheduled and you will be assessed a $35.00 rescheduling fee.  Thank you for your cooperation!  If you have any questions or comments, please contact us at 904-631-1150 or e-mail us at
